Project Setup
Wall lengths drive Phase 1 (the shell) take-offs. Phase 2 (finishes & fittings) is itemized separately. Materials and labor are tracked as separate liabilities throughout.
Materials — what you owe suppliers (Home Depot, lumberyards, fixture vendors). Includes waste & sales tax.
Labor — what you owe trade contractors (framers, drywallers, electricians, plumbers, finish crews, installers). No material markup baked in.
Soft costs — permits, contingency, and (if applicable) a GC's overhead + profit. Set markup to 0 if you're owner-builder.

Shell Labor (Trades)
What you'll owe framers, drywallers, electricians, etc. for the shell. Set per-wall productivity (SF/hr) on the Walls tab.
Labor Hours by Assembly
hours = (height × LF) ÷ (sf/hr)
cost = hours × rate × crew_size
Finishes, Fixtures & Allowances
Each item has separate Material (supplier) and Install (trade) costs. Set Install to 0 for owner-furnished or self-installed items.
Project Summary

- Materials Liability = Phase 1 wall materials + Phase 2 item materials, with waste % and sales tax % applied. This is your owe-to-suppliers number.
- Labor Liability = Phase 1 shell labor (sf/hr productivity × rate × crew) + Phase 2 install labor (qty × install $/unit). Owe-to-trades.
- Soft Costs = permits + finishes contingency + (if hiring a GC) overhead & profit markup on the shell.
- Phase totals (Shell vs Finishes) shown separately at bottom for budget tracking.

Defaults are Home Depot retail prices, Apr 2026. Trade accounts at supply houses (Friedman's, ABC Supply, Beacon, Cooper Electric) typically run 10-20% below HD on lumber, drywall, and electrical bulk items. Phase 2 finishes use mid-grade installed prices; install costs are typical local trade rates and should be adjusted to your area / your subcontractor quotes.
